Environmentally protected spaces

McMahan Woods is surrounded by Environmentally Protected spaces including the Nippising Ridge, a unique geophysical landscape feature, part of the post-glacial Lake Algonquin shoreline. An abundance of birds, mammals, reptiles, flora and fauna add to this special woodland habitat.

Respecting the natural beauty of the mature standing forest is a primary feature of these unique properties. To minimise tree removal, professional consultation will be required in determining the home, water and septic construction envelope. Many of the lots are Split Zoned meaning that a 25 metres section of forested land around the perimeter of the development are environmentally protected. Owners of these lots are required to leave this 25 metre Open Space zone of standing growth in its natural state, to not only provide an inviting habitat for nesting birds, small wildlife, local plants and flowers, but also a wonderful backdrop to the property. FAQ

1Are there any other closing costs?

Yes, HST will be added to the purchase price as well as the Hydro Ontario connection fee of $6300.

2What about water supply and sewage?

All lots owners will need to install individual on-site wells and sceptic systems. Preliminary water testing results in and around the sub-division are positive. Drilled wells to a depth of 50 to 100 feet will provide potable water well within the provincial safe water standards. The porous nature of the sandy soil throughout the properties provides ideal conditions for safe and effective filtration for properly installed sceptic systems. Professional installers are mandatory.

3Are there restrictive covenants attached to the properties?

Yes. Property owners may retain home designers and contractors of their choice; however, the developers wish to establish an attractive, consistent appearance of family dwellings for the benefit of the whole community. A number of conditions regarding size, style and location for dwellings and other amenities will be included in the purchasers’ closing documents. These are listed under the Restrictive Covenants tab for your information.

4What about municipal taxes?

Property taxes in Tiny Township are among the lowest in Simcoe County. Contact Tiny Township or MPAC for more information on how size of the lot and dwellings will affect your taxes.

5What about building permits?

6What does Split Zoning mean?

In creating this sub-division, family owners of the property wanted to maintain as much as possible the natural woodland for the enjoyment of the community, but also to meet in some measured way the Environment First goals of the Township of Tiny’s Official Plan. Using the Split Zoning designation meets these objectives. Most of the lots contain a 25 m wide tree preservation buffer at the rear of the properties that border the adjacent natural areas with the rest of the property zoned for one residential dwelling. Although in private ownership, an “Open Space” zoning has been applied to this portion of the lots to restrict development within the buffer to protect the forest cover. (Please refer to the tree preservation illustrated map.) This Open Space is considered private property and may be fenced if the owner requires more security. Maintaining the natural forested state remains the responsibility of the owner. As such the trees and understorey shrub layer must not to be removed from the buffer.
