Available Lots

Nestled next to the Nipping Ridge, McMahan Woods offers exceptional recreational properties in the heart of Tiny Township just a 90-minute drive from Toronto.    Every lot has a minimum size of 1.5 acres with a variety of mature pines and hardwood trees.   The east side of the properties butt up to a 100 metre wide environmentally protected public space with established recreational trails for walking, biking and cross country skiing.   Interconnecting trails within the sub-division lead to a public access to Bluewater Beach on the shores of Southern Georgian Bay, an easy ten-minute walk away.

Tiny’s beautiful sandy beaches and the sparkling clear waters of Southern Georgian Bay draws families year after year to Bluewater.   Many generations have enjoyed the spectacular sunsets, fresh clean air of the westerly winds, autumn colours and the crisp cold of a sunny winter day.   Nearby market gardens and gardens centres satisfy those who enjoy the local produce and plants.  Midland and Wasaga Beach, both within a 20-minute drive offer a wide variety of familiar grocery stores, hardware and building centres.   Restaurants and fast food establishments are scattered throughout the area as well as live entertainment in venues like the Midland Cultural Centre and King’s Wharf Theatre in Penatanguishene.   Outdoor activities such as golfing, boating, swimming and sailing are available within a walk to the beach, or a short drive.

Environmentally protected spaces

McMahan Woods is surrounded by Environmentally Protected spaces including the Nippising Ridge, a unique geophysical  landscape feature,  part of the post-glacial Lake Algonquin shoreline.  An abundance of birds, mammals, reptiles, flora and fauna add to this special woodland habitat.

Respecting the natural beauty of the mature standing forest is a primary feature of these unique properties.   To minimise tree removal, professional consultation will be required in determining the home, water and septic construction envelope.   Many of the lots are Split Zoned meaning that a 25 metres section of forested land around the perimeter of the development are environmentally protected.  Owners of these lots are required to leave this 25 metre Open Space zone of standing growth in its natural state, to not only provide an inviting habitat for nesting birds, small wildlife, local plants and flowers, but also a wonderful backdrop to the property.   The McMahan Woods Environmental Best Management Practices manual, included with the new owner’s closing documents, offers helpful tips to assist them in maintaining the environmentally protected forest on their properties.
